We are diving into a piping topic that’s as contentious as, dare I say, pineapple on pizza. That’s polybutylene pipes. Are they good, are they bad? Let’s break it down and help you figure out what to do if you’ve got them in your home.
What Are Polybutylene Pipes?
Polybutylene pipes are essentially a type of plastic pipe. These pipes are often referred to as PB pipes. They were once the go-to choice for residential plumbing systems but were phased out in the 90s. These gray or blue pipes were popular from the 1970s to the mid 1990s. Why? Well they were cheap, lightweight, and easy to install.
The Problems with Polybutylene Pipes
Here’s the deal: polybutylene pipes have developed a bit of a bad rap over the years. They’re known for being prone to serious issues, including:
- Degradation: Over time polybutylene pipes will degrade. This happens as they are exposed to oxidants found in chlorine-treated water. The pipes slowly become brittle which leads to cracks and breaks in the line. Sometimes you won’t even notice, which leads to undetected leaks which can cause excess water damage. You can drive on a flat tire but you will destroy your wheel, same thing here, your home can function with a leaky pipe but it won’t have a good outcome.
- Increased Risk of Leaks: As I said above because they degrade, polybutylene pipes have a much higher chance of springing leaks compared to alternatives like copper or PEX. And let’s face it, the last thing you want is to deal with unexpected water fountains in their living room.
- Reduced Home Value: I hate to say it but many home buyers are wary of homes with polybutylene pipes. This, unfortunately, can make it harder to sell your house if you’re looking to move on. It’s like trying to sell a car with a known engine problem, buyers will be skeptical.
What Should You Do If You Have Polybutylene Pipes?
If you’ve got polybutylene pipes running through your home, don’t panic. Here’s what you should consider:
- Get a Professional Assessment: The first step is to have a certified plumber (Like one of our Apollo Certified “Right-Stuff” Technicians) take a look. We’ll evaluate the condition of your pipes, once we have done that we will determine if they’re showing signs of wear. Think of it like getting a second opinion on your health, better to be safe than sorry!
- Consider Replacement: If our plumber finds reason for concern, then that most likely means your polybutylene pipes are on their last legs. This means you should be prepared for unexpected and unwanted water features popping up. If you just want to avoid future headaches, replacing them is a smart move. No one wants to replace their pipes, but modern alternatives such as PEX or copper are much more reliable and durable. On the plus side, updating your pipes can add value to your home, making it more appealing to potential buyers.
- Plan for the Future: If you decide to replace your pipes, make a plan. Ask your Plumber about finance options. Re-piping is a home investment, but it’s worth it for peace of mind and to prevent future problems. If you decide to go this route we recommend either Copper or Pex pipe. Copper being the more premium option and PEX being an amazing lower cost alternative. Do your research and figure out what works best for you, your family, and your home. Think of it as investing in a solid foundation, always a good choice when it comes to your home!
- Stay Informed: It’s always a good idea to keep an eye on the condition of your plumbing and be proactive about maintenance. Do down into your crawl space once a year to check things out, or have a professional do that for you.
